Vietnam's Industrial Real Estate Maintains Attractiveness in H1 2026 Amid Strong FDI Inflows
Vietnam's industrial real estate market continued its robust performance in the first half of 2026, buoyed by strong foreign direct investment (FDI) inflows. The southern market, in particular, entered a stable phase, with logistics, semiconductors, and data centers driving growth.
In the first half of 2026, Vietnam's industrial real estate market continued to maintain its attractiveness, supported by strong foreign direct investment (FDI) inflows. During this period, total registered FDI reached USD 34.7 billion, an increase of 61% compared to the same period in 2025. Notably, the industrial real estate market in southern Vietnam entered a stable phase in the first quarter of 2026, and subsequently transitioned into a more strategic growth phase. This recovery has been significant, demonstrating the market's resilience. The main drivers for the growth of the industrial real estate market in 2026 are identified as logistics, semiconductors, and data centers. These sectors reflect the changes in Vietnam's economic structure and the increasing importance of the country within global supply chains. Meanwhile, the industrial real estate market in northern Vietnam also experienced robust growth. There was a breakthrough in supply, while demand remained stable. This indicates the progress in domestic infrastructure development and industrial clustering. Under Vietnam's one-party system, government industrial policies and infrastructure investments strongly boost economic growth, with the industrial real estate market also benefiting. Particularly, in light of geopolitical relations with China, Vietnam is positioned as an attractive investment destination for foreign companies seeking to diversify their supply chains. This inflow of FDI plays a crucial role in enhancing the sustainability of economic growth.
