Vietnam Housing Debate: Service Fees Spark Discussion on Apartment vs. Landed Property

In Vietnam, the choice between apartments (chung cư) and landed properties (nhà mặt đất) for housing purchases is sparking debate due to their distinct financial implications. A couple faced differing advice during their early marriage: the husband's father recommended apartments for their convenience, security, and ventilation, while the wife's father insisted on landed property, offering financial support only for that option. The wife's father cited the monthly service fees (phí dịch vụ) associated with apartments as a significant drawback. Concerns have been raised by apartment dwellers about the ongoing costs. Beyond the substantial purchase price, they face monthly service fees of approximately 800,000 VND (around $33 USD), plus parking fees for motorbikes, which can add up. Some even feel like they are "renting their own home." In certain high-end developments, purchasing a parking slot for a car may also be required. Conversely, owners of landed properties do not typically incur such fixed monthly service charges. However, they are susceptible to substantial, unexpected repair costs, potentially in the tens of millions of VND (hundreds of dollars), for issues like water damage or structural maintenance due to aging. Malfunctions, such as a broken water pump, can also lead to significant expenses. Experts clarify that apartment service fees are not merely for personal occupancy but cover the operational costs of the entire building, including security, cleaning, elevator maintenance, common area electricity, landscaping, waste management, and amenity upkeep. While landed property owners have utility bills and waste disposal fees, they do not face the comprehensive service charges of apartment complexes. Ultimately, both housing types involve expenses; the difference lies in whether these are paid through regular monthly installments or as sporadic, larger repair bills. A primary concern for many residents is whether the quality of services provided justifies the monthly fees they are obligated to pay.
