FDI Flows Fuel Growth of Vietnam’s Industrial Property Market
Vietnam's industrial property market is experiencing remarkable growth driven by foreign direct investment (FDI) inflows and government initiatives for infrastructure development and smartification. Attracting high-tech industries and integrating into global value chains are key future priorities.
The northern province of Quang Ninh will pilot a free digital and knowledge economic zone covering nearly 26,400 ha across 10 communes and wards. Ho Chi Minh City is restructuring its industrial space towards smart and eco-industrial park models while prioritising high-tech value chains. Success will increasingly be measured by whether foreign investment brings technology, develops local talent, establishes research and development (R&D) capability, and integrates Vietnamese enterprises more deeply into global value chains, according to HSBC. In the seventh year of implementing the EVFTA, the EU has completed its tariff liberalisation schedule, bringing import duties on approximately 99% of tariff lines for Vietnamese goods to zero. The development is expected to strengthen the competitiveness of Vietnamese businesses in the European market, but also requires them to improve their ability to meet increasingly strict market standards. As trade expands, systemic bottlenecks across transport networks, warehousing, ports, border gates, and industrial zones are becoming more apparent. Experts emphasise the need to shift from a fragmented, project-by-project approach toward strategic management structured around trade corridors and integrated supply chains. With the current trading band of +/- 5%, the ceiling rate applicable for commercial banks during the day is 26,919 VND/USD, and the floor rate 24,355 VND/USD. The rapid adoption put Vietnam ahead of Thailand and Indonesia and above the global average of about 25%, highlighting the speed at which EVs have gained ground in a market close to zero in 2020. The company will buy non-performing loans from credit institutions and foreign bank branches, recover and dispose of debts and collateral, restructure loans and support lenders in resolving bad debts. At a meeting with local authorities, Korean businesses expressed interest in cooperation in aviation technology applications, high-tech human resources training, technology transfer, innovation, and ICT. Do Ngoc Hung, Trade Counsellor and head of the Vietnam Trade Office in the US, said what stands out is not only the growth in trade volume but also the increasingly deep economic ties between the two countries. Experts say e-commerce has given young people a major advantage, allowing them to start small while reaching large markets. However, for this advantage to become a lasting springboard, they need to be equipped simultaneously with technology, business skills and legal knowledge.
