North Hanoi's 474-Hectare Multi-Purpose Urban Development Project Kicks Off

A consultation meeting was held for the 1/500 detailed planning of the "North Thang Long Urban City" multi-purpose urban development project, located in Thien Loc and Phuc Thinh communes in northern Hanoi. This project, with a total area of 474.25 hectares, is designed to be a multi-purpose urban area, including residential, resettlement, social housing, public service housing, and temporary high-quality housing at reasonable prices. The urban city is situated 13 km north of Noi Bai Airport and about 20 km southeast of Hanoi's center. According to the announced planning, the project's total research area is 474.25 hectares. Currently, the area is primarily agricultural land, water surface, ponds, lakes, two cemeteries, and industrial land to the north of the project. The investor plans to allocate 104.23 hectares for residential land (approximately 22% of the project), 129.57 hectares for social infrastructure facilities, and over 107 hectares for transportation. The remaining area will be used for training and research centers, administrative headquarters, green spaces, and parking lots. Initially, the investor consortium proposed a project with an area of nearly 700 hectares across three communes, with a preliminary cost of about VND 100 trillion (approximately USD 4 billion). However, recently, the investor requested a reduction in the area to just over 474 hectares and no longer plans to develop the project in Me Linh commune as previously planned. Mr. Nguyen Mau Thinh, Head of the Thien Loc Commune Economic Department, stated that the "North Thang Long Urban City" multi-purpose urban area holds significant importance in the development orientation of the capital's northern urban space. He believes that when implemented, the project will create momentum for socio-economic development, complete technical and social infrastructure systems, improve the quality of the living environment, and effectively utilize the land fund in the area. Mr. Thinh affirmed that all feedback on the project's detailed planning will be fully synthesized for the consulting unit and the investor to absorb and complete the plan before submitting it to competent authorities for consideration and approval. To date, the project has also had its boundary markers handed over by the Department of Agriculture and Environment for site clearance.
