Ho Chi Minh City Allocates Over 8,000 Sqm of Land for Nearly 46 Ha Eco-Urban Project

The Ho Chi Minh City People's Committee has allocated over 8,000 square meters of land to Santosa Investment and Development Corporation to complete the land fund for the Dai An Eco-Urban Area project, spanning nearly 46 hectares in Long Dien commune. According to the decision, the allocated land includes approximately 3,292 sqm of residential land, over 2,003 sqm of traffic land, nearly 796 sqm of public recreational land, and about 1,925 sqm of specialized water surface. This area will be combined with 400 sqm of existing residential land within the project and over 450,552 sqm of land whose land use purpose was approved by the People's Committee of Ba Ria - Vung Tau province (before merger) in April 2025. Upon completion, the project will have a total scale of approximately 46 hectares. Santosa Corporation is responsible for fulfilling all financial obligations, including land use fees and any financial obligations arising from planning adjustments, as well as other taxes stipulated by law. The company must coordinate with relevant agencies to identify and complete its land, investment, construction, and planning obligations. The Ho Chi Minh City People's Committee requires that land use strictly adhere to the approved urban planning. The investor is prohibited from transferring the project, mobilizing capital, or engaging in real estate business before meeting all regulatory conditions. Construction activities can only commence after all environmental, fire prevention, and building permit procedures are completed. Failure to implement the project according to schedule, misuse of land, or violation of land laws will result in penalties according to regulations. The People's Committee instructed the Department of Agriculture and Rural Development to demarcate boundaries, organize land handover on-site, determine land prices for calculating land use fees, and issue land use rights certificates after the company fulfills its financial obligations. The Department of Construction is tasked with monitoring the project's progress, verifying conditions for capital mobilization and future real estate business, and ensuring that illegal land subdivision and sale do not occur. The Dai An Eco-Urban Area, developed by Santosa Corporation, is planned to feature low-rise housing combined with green spaces, water bodies, and social infrastructure. Residential land (terraced houses and villas) is allocated nearly 218,000 sqm, traffic land over 90,000 sqm, and water surface around 68,500 sqm. The project's total investment is estimated to exceed VND 4 trillion (approximately USD 160 million).
